Your valuation questions, answered
Everything you need to know about registered property valuations in West Auckland and Waiheke — and how Gulf Valuations can help.
A registered valuation is an independent, professional assessment of a property's market value carried out by a Registered Valuer. It's a formal, evidence-based report that banks, courts, insurers and other institutions accept as an authoritative opinion of value — unlike a free online estimate or an agent's appraisal.
Your Rating Value (RV) or Capital Value (CV) is a mass-produced figure the council uses to apportion rates. It's often years out of date and isn't based on an inspection of your specific property. A registered valuation is current, based on a physical inspection and recent comparable sales, and reflects the true market value today.
Yes. We are Panel Approved Valuers on both the PIQ and Valocity systems, which means our reports are accepted by all major banks and lending institutions in New Zealand. We are also accepted as High Worth Valuers for properties over $2 million.
Fees depend on the property type, location and purpose of the valuation. We provide a fixed, no-obligation quote up front — just send us the property address and what the valuation is for, and we'll come back to you quickly.
After we've inspected the property, most residential registered valuation reports are completed within a few working days. Turnaround for construction, commercial or specialist valuations can vary — we'll give you a realistic timeframe when you book.
We specialise in valuations throughout West Auckland and across Waiheke. That includes Waitākere, Titirangi, Henderson, New Lynn, Te Atatū, Glen Eden and Swanson, and right across Waiheke Island.
Yes — we offer a discount on Insurance Certificates when they're booked in conjunction with a Market Valuation Report. It's an efficient way to get both an accurate market value and a correct sum insured in one visit.
Absolutely. We provide the initial 'as if complete' valuation from your plans and specifications, then return to certify each progress payment as the build advances, so your bank can release construction funds at each stage.
Settlement is on receipt of the invoice unless agreed otherwise. For first-time clients we ask that the account is settled before the report is released to the bank or client. Payment can be made by credit card or bank transfer.
The easiest way is to request a quote through our online form, or call Nigel on 027 213 2509 or Anna on 021 856 119. Let us know the property address and the reason for the valuation and we'll take it from there.
